Chemical Guys is seeking an exceptional Director of Store Development and Leasing to help us expand the national footprint of our experiential retail concept, Detail Garage.
SUMMARY: We are looking for a passionate and growth minded Director of Real Estate Development to oversee the Real Estate Plan and Store Development and all Detail Garage company-owned stores, while providing a consultive role for Detail Garage Franchisees. This role will be responsible will building an expansion methodology to ensure that business objectives relating to market analysis, site selection, lease negotiations/administration, and new store openings are met, completed on time and within budget.

  • Report to and work with the Head of Retail on development plans by analyzing market data such as demographics, income levels, trends, existing store data, and competitor/cotenant information to determine site feasibility.
  • Oversee the Market Planning process, include creating and maintaining the DMA database using existing and new demographics tools.
  • Develop and lead Real Estate Committee process to effectively gain input and obtain new store approvals.
  • Conduct ongoing store analysis to determine if stores need to be relocated based upon current market conditions.
  • Leverage existing and new contacts to develop a broker network to assist in the location and negotiation of specific sites. Trains brokers to understand company standards for site development and economic terms of lease.
  • Negotiate business terms of lease to include economic and site data such as rent/lease terms, signs, and common area maintenance followed by ongoing lease administration and asset management.
  • Lead internal team and manage vendors while leveraging existing and new GC contacts to plan and project manage multiple store development projects, including remodels, expansions, relocations, and open construction for hand off to Retail Operations team upon completion.
    This hire will be key in building out the first dedicated Real Estate Development function at Chemical Guys and will carry out managerial responsibilities in accordance with the organizations policies and applicable laws. Responsibilities include interviewing, hiring and developing employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. The role needs to ensure cross functional alignment across IT, Ops, Marketing, HR, and Finance on process needs and pipeline, including regular direct interfaces with the CEO, CRO, and CFO.
    • Minimum Requirements: Bachelors degree required in Business, Real Estate, or related field and 7 + years of relevant experience.
    • Demonstrated ability related to retail site selection and lease negotiations; primarily dealing with strip center store fronts in all markets including both large and small.
    • Sophisticated research skills required to collect and analyze market information, establish facts and interpret an extensive array of information in order to draw conclusions, prepare and defend recommendations and make the critical investment decisions with corresponding authority and minimal oversight.
    • Ability to set personal and project priorities and be highly organized in day-to-day and longer-term planning and execution, and track and maintain complex schedules effectively.
    • Direct management of construction in the retail, restaurant, or hospitality industries with accountability for CapEx and budget execution.
    • Strong negotiation skills and the ability to influence others.
    • Understanding complex leases/corresponding legal terms.
    • 50-75% travel required
